Even though I hate to admit it, AZ is behind the rest of the world when it comes to modular homes. I think the day will come. How far into the future- I don't know. The market is way more condusive to manufactured housing out here at the moment. We're ok with that too, but I sure would like to make a mark on the industry in AZ using modular homes. Modular Schmodular

I don't even know what that means... Its a blog, who cares. I wish modular homes would catch on in Arizona. That will surely have to wait with the current economy. Modular homes are a bit more expensive than the manufactured home counterpart. Right now, low price is king! Hard to push the 'better' product when there's no money and no good appraisals. We can't even make the HUDs appraise! Well, look- we have modular homes here at Black Hawk. If you want to get one, we're a D-12 Master Retailer, so step right up, mister! Modular Home mania not in Arizona yet

Modular Homes are way more popular in other areas of the country than here in Arizona. I attribute this to lack of willingness on the part of manufacturers and retailers to bring these homes to the market. The manufactured or HUD homes sell like wildfire around here! Well, maybe not at this exact moment, but you know what I'm saying... Economy is crap right now.

Genesis

Since we're on the topic of modular homes on this one, maybe it would be a good idea to talk a bit about the kind we have available. Genesis Homes is the modular home division of Champion. One thing that bothers me is that we have to go through this encumbering process to actually be allowed to retail these homes. Basically, we have to spec one out on a piece of real property and allow Genesis to hold us by the hand through the entire set up process. If I'm not mistaken, we have to do this more than once. Great! Here's an idea. How about Champion ponies up the $ for everything including the lot. How about that? What a load of crap. They won't even let it be a customer sold- HAS TO BE spec. Really, thanks. We can do on-frame modular homes right now. Those homes are more like a super manufactured home anyway. Not a hell of a lot of difference between the two. OK, 'til next time- modular homes rule!

Whatever, man. I can't take it right now... There is a void where my brain used to be, I swear. Look, Black Hawk homes has modular homes. As a matter of fact, we're one of the few D-12 master dealers in the state of Arizona. The D-12 licensing makes us a modular home dealer. Pretty sweet, huh!? We need more of these kinds of homes, but the market isn't jiving at the moment. From what I understand, Fleetwood is now offering an on-frame modular home. That is excellent- about time, you guys!

Very nice

Say what you want about our homes. There's a lot of haters out there who feel our factory built homes aren't (and never will be) up to snuff. We won't dwell on all the negativity. As a matter of fact, most of the modular homes I've seen are very nice. Many builders have used technology and the factory setting to their advantage to come up with brilliant elevations that are both attractive and practical. They have raised the bar in our industry, and I think they should be commended! Unlike manufactured homes, modular homes usually come in more than 2 or 3 pieces. Some of the more complex homes can come in 10 or more modules! Ever heard of Bob Villa? He did a show featuring a modular home and the whole process- it was awesome! I can't remember who the builder was, but these guys were on it, man. Kudos. Anyway, that would be a good one to link in here if I can find it! Later.

I've talked a lot about how modular homes are more popular in other parts of the country, and how they are more widely accepted as a viable housing option. Here in Arizona, we find ourselves behind the times again. People here believe that homes built in a factory are inferior to site built homes. It doesn't matter if its modular or HUD- no way as good as a stick-home. We have tons of work ahead of us to change that, gang. This state is RIPE for modular homes. Truthfully, I hope no one beats us to the punch. We don't need DR Horton to suddenly realize this would be a great way to go. They have big $ and are a household name across the entire country. If THEY were to decide to enter the modular home arena, then the perceptions about these homes would change very quickly. I better shut up. Stay away, man. This niche belongs to Black Hawk Homes. mod squad

I was just blogging on one of the other one's I started for this huge campaign, and I got on the topic of a new manufactured home neighborhood. Actually, if we were to bring this to reality, it would not be manufactured homes at all. The homes would be modular! Why? Good question. There's not really a huge difference between the two types of homes. But the subtle differences make ALL the difference when it comes to appraisal and public opinion. The image of our industry has to improve- drastically. We're still considered the bottom feeders of the housing industry. Thats sad. By going with modular homes, we can market them as being the same quality as any site built home. Extremely important- especially to change how society sees us. Second part is appraisal & re-sale value. Modualr homes will 'comp' to site built homes not to manufactured homes in the area. So, when folks go to sell the modular homes, they won't be pinched by lower priced manufactured home comps. Beauty. Bye...

Over Time!

All my life I've been working them angels overtime! Riding and driving and living so close to the edge... Ooops. This aint my Rush blog. I'm on overtime, folks. The modular home blog is going to be fast and furious and probably not making much sense. The blogs are a bigger beast than I thought- taking a lot of time! Anyway, we will discuss more relevant things about modular homes- just not today. I will try to prompt myself for tomorrow, because as I was driving in to work this morning I started thinking about developing a modular home subdivision. This has been something I've been musing about for quite some time. I need to come up with a good investor that won't try to put their hands too deep into Black Hawk's pocket. Seriously, here's the vision: The Oracle @ Black Hawk... a modular home subdivision. I just made that up, idunno. Something like that, ok? We need a cool name, a good location, and an investor that doesn't have too much money! Needs to be a partnership, hello...

Modular homes are the wave of the future!

Back east and in other parts of the country, they already know that modular homes are the solution to affordable housing. The hi-tech methods used today build homes that are easily as good if not superior to site built counterparts. A modular home is built to the same code as site built homes in a particular area. The main difference is that 90% of the constructing is done in a factory setting. Only 10% of the overall process takes place on site. Once the modules are transported, they are quickly put into place by the set up crew. The overall time to get a home move in ready is cut in half as compared to building on site. Weather, vandalism, scheduling problems with subs, etc don't really apply to modular homes. For this blog, I'll try to put up some newsreels or other info sources about modulars. There's always a lot of talk about these types of homes and how they measure up to the stick builts. You can also get more creative with design and customizing features with mods as opposed to traditional HUD or manufactured homes. They basically come in 1,2, or 3 pieces. A modular home may come in 10 or more!
